The Section 8 Notice Checker is a free tool from CourtPilot that helps tenants in England and Wales understand eviction notices served under Section 8 of the Housing Act 1988, as amended by the Renters' Rights Act 2025 (in force from 1 May 2026).
The Renters' Rights Act abolished Section 21 "no fault" evictions for the private rented sector from 1 May 2026 and automatically converted most existing assured shorthold tenancies to assured periodic tenancies on that date. All future evictions must use a Schedule 2 ground served on the new prescribed form (Form 3A for private rented sector). The Ground 8 mandatory rent-arrears threshold was also raised from 2 months to 3 months (monthly tenancy) or 8 weeks to 13 weeks (weekly tenancy), and the Ground 8 notice period was doubled from 2 weeks to 4 weeks.
Schedule 2 of the Housing Act 1988 (as amended) now contains 26 mandatory and 11 discretionary possession grounds. This checker covers the most commonly cited grounds — if your notice cites a ground not listed above, choose "Other / not sure" or start a free case check for a detailed assessment.
